Using A Realtor Who Represents YOU:

EVERY Agent, Realtor, & Broker on Kauai has access to EVERY listing in our MLS data base (High-end Luxury Estates, Single Family Residences, Condos, Land, Business Offerings, and Commercial). When browsing through the different listings, on any particular real estate agencies web site, what you are seeing is every listing on Kauai that meets the search parameters you have input. The listings are pulled from our shared MLS data base, regardless of what agency has those listings.

It is in a Buyer’s best interest, in my opinion, to work with a Realtor who represents YOU and not the interest of a Seller. He/she will negotiate any items that arise throughout the transaction with your best interest at heart. A lot of Buyers don’t realize that they do not pay for these services whether they eventually buy or not. Unless negotiated otherwise, the Seller pays a sales commission to his listing agent who then splits the commission with the Buyer’s agent at a pre-determined amount as noted on the Cooperating Brokerage Separate Agreement.

Buyer’s can choose to work exclusively with the Sellers (listing) agent but should always insure that they have read and understood the Dual Agency Agreement which should be given them by the listing agent. Buyers should also understand that the listing agent, although working in a Dual Agency capacity (and also receiving the full commission upon closing) is still ethically bound to get the very best deal for their Seller. You will not receive any information from the Seller’s agent which would give you an advantage during price negotiations, or during execution of any of the numerous contingencies in the purchase contract.

When you find a property you are considering, remember that the listing agent will be doing his/her best to sell you that particular property. By having your own Buyer’s agent, they will insure that you have not overlooked other properties that may be more in line with your wants and needs. When you do find a property you have decided is ‘The One’ your Buyer’s agent will do their due diligence through research, knowledge of the local market, personal knowledge and experience, background research on that particular property, and all other facts/information to give you the best price negotiating advantage possible. I cannot stress this enough: The Seller’s (listing) agent works for the Seller.

ABR Logo Usage

Only REALTORS who have met all requirements and have been awarded the ABR Designation are permitted to call themselves an ABR designee and use the ABR logo.

The ABR designation is a mark of excellence in buyer’s representation. This designation is awarded to real estate professionals by the Real Estate Buyer’s Agent Council (REBAC) of the National Association of Realtors (NAR) who meets specified education and practical experience criteria. When you see this designation, you know that the Realtor is a professional in the field of buyer representation.

The ABR designation is geared towards agents who wish to enhance their buyer representation skills, and provides proof to prospective buyer-clients of their proficiency at servicing the special needs of buyers.

All real estate licensees are not the same. Only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTORS®. They proudly display the REALTOR® logo on the business card or other marketing and sales literature. REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reports that 84% of home buyers would use the same REALTOR® again.
